14-210-00002 18.2 Zoning MatterThis is a request to approve an amendment to the Sun-DS Farms Final PAD to replace 28 acres of Neighborhood Commercial and Office land uses with 22 acres of Low Density Residential land use and six acres of Commerce Center land use. The applicant, Kevin Kugler, representing RBF Consulting was present. Chairman Schlosser opened the public hearing. Steve Careccia, Planner III, presented the Staff Report for the request to approve an amendment to the Sun-DS Farms Final PAD. This request is an amendment to the Sun-DS Farms Final PAD to revise certain land uses within the PAD. The overall Sun-DS Farms PAD consists of 160 acres along Estrella Parkway, Lower Buckeye, and Elwood. The Final PAD was approved in 2008 for 160 acres, including 85 acres of residential land use, 10 acres of Office Condo land use, 41 acres of Business Park land use, 18 acres of Neighborhood Commercial land use and six acres of parks. The Sun-DS Farms PAD is stipulated to a maximum yield of 406 dwelling units.
