PUBLIC HEARING TO CONSIDER AN AMENDMENT TO THE PALM VALLEY PHASE IX PLANNED AREA DEVELOPMENT FOR THE ENCLAVE AT PALM VALLEY NORTH

RECOMMENDATION:

1.                     Conduct a public hearing to consider a rezoning request to amend the Palm Valley Phase IX Planned Area Development (PAD) for an 8.61 acre site at the northeast corner of 146th Avenue and Camelback Road to allow attached duplex product on 48 lots and modify the development standards for the site.

2.                     ADOPT ORDINANCE NO. 15-1325 CONDITIONALLY AMENDING THE PALM VALLEY PHASE IX FINAL PLANNED AREA DEVELOPMENT (PAD) AS IT PERTAINS TO 8.61 ACRES (TRACT A) LOCATED AT THE NORTHEAST CORNER OF CAMELBACK ROAD AND N. 146TH AVENUE AND ADOPTING THE ENCLAVE AT PALM VALLEY NORTH FINAL PAD AMENDMENT DATED APRIL 10, 2015 WITH MODIFIED DEVELOPMENT STANDARDS FOR THE UR/M MEDIUM DENSITY RESIDENTIAL ZONING DESIGNATION TO GOVERN DEVELOPMENT OF THE PROPERTY; AMENDING THE ZONING MAP OF THE CITY OF GOODYEAR; PROVIDING FOR SEVERABILITY; AND PROVIDING FOR AN EFFECTIVE DATE.

 

PURPOSE:

This request is for an amendment to the Palm Valley Phase IX PAD as it pertains to 8.61 acres at northeast corner of 146th Avenue and Camelback Road.  The current zoning designation for this parcel within the Palm Valley Phase IX PAD is UR/M Medium Density Residential (6-12 du/ac) with MF-18 development standards.  This zoning amendment would revise the development standards to allow attached duplex product on 48 lots, as described in the Enclave at Palm Valley North Final Planned Area Development Amendment dated April 10, 2015.  The Planning and Zoning Commission unanimously recommended approval of this request at its June 17, 2015 meeting.
