AMENDMENT TO THE SUN-DS FARMS FINAL PAD TO REVISE CERTAIN LAND USES WITHIN THE PAD

RECOMMENDATION:
1. Conduct a public hearing to amend the Sun-DS Farms PAD land use plan for the property by eliminating the Neighborhood Commercial land use, combining the prior Office and Business Park land uses into a Commerce Park land use; and to amend the locations of the various land uses within the land use plan, and amend the land use plan to allocate a larger portion of the property to residential land uses; and to revise the development standards applicable to the various land uses reflected in the land use plan.

2. ADOPT ORDINANCE NO. 14-1310 AMENDING THE SUN-DS FARMS, LLC FINAL PLANNED AREA DEVELOPMENT TO ELIMINATE THE NEIGHBORHOOD COMMERCIAL LAND USE, COMBINING THE PRIOR OFFICE AND BUSINESS PARK LAND USES INTO A COMMERCE PARK LAND USE; AND TO AMEND THE LOCATIONS OF THE VARIOUS LAND USES WITHIN THE LAND USE PLAN, AND AMEND THE LAND USE PLAN TO ALLOCATE A LARGER PORTION OF THE PROPERTY TO RESIDENTIAL LAND USES; AND TO REVISE THE DEVELOPMENT STANDARDS APPLICABLE TO THE VARIOUS LAND USES REFLECTED IN THE LAND USE PLAN; AMENDING THE ZONING MAP OF THE CITY OF GOODYEAR; PROVIDING FOR SEVERABILITY; AND PROVIDING FOR AN EFFECTIVE DATE.
PURPOSE:
